The first Maya settled in Cozumel 2,000 years ago. However, during the classic period 300-900 A.C.- a time when priests were at the top of the social hierarchy in the Maya world and life revolved around religious ceremonies – Cozumel became one of the most important sanctuaries in the Yucatan region. Cozumel derives its name from the Mayan words Cuzam (swallow) and Lumil (land of), which form the word Cuzamil (land of swallows). The Mayan word changed with time to the Spanish name of Cozumel. The Mayans believed the island to be a sacred shrine. Religious pilgrimages were common to the island especially from women who were either pregnant or wanted to get pregnant. They pay homage to the goddess Ix Chel, the deity of the moon, pregnancy and childbirth. It was a tradition among the Maya People in general to make the trip at least ossnce in their lifetime to the shrine of this goddess By 1200 D.C, in Middle America there existed an important long distance trade in which Cozumel was a key link. It was on this island where all kinds of merchandise arrived from far away places. Goods were temporarily stored before being sent in canoes to other distribution points.
It was by 1518 that the Spanish explorer Juan de Grijalva arrived to the coast of the island on Holy Cross Day (May 3rd), named this land as “Isla de la Santa Cruz” and proclaimed the land as property of the Doña Johanna and Don Carlos Kings of Spain, The Spanish arrive, to Cozumel on May 06 making a peaceful stop on the island, received by the locals, exchanging gold and a variety of goods. Juan de Grijalva ordered the chaplain Juan Díaz to offer a mass on the same place that the islanders had a temple therefore on may 6th the first catholic ceremony was held in México, at a location named by the Spanish like Saint John (currently named Las Casitas (little houses), where every year mass is still celebrated by the locals. The visit was followed a year later by Hernán Cortés. Cozumel was the first site touched by the army of Hernán Cortés in what is now Mexican territory, becoming the starting point for the conquest of Mexico. It was on this island that the long, drawn out domination of the Yucatán started and was carried out. Between the arrival of Cortés in 1519 and the year 1524 when the conquest culminated, there were no large-scale confrontations between the Indians and the Spaniards on the island. The Mayan ruler of Cozumel accepted their domination peacefully. The conqueror proceeded to destroy many of the Mayan temples. By the time, Cortés left Cozumel, the ancient civilization lie in ruins. At the same time, an outbreak of smallpox killed thousands.
By 1525 Francisco de Montejo made a request to the king of Spain to authorize the conquest and development of the Isla of Cozumel (Montejo was one of the captains that arrived with Cortez 9 years prior). Don Francisco de Montejo arrives to Cozumel On September 29 of 1527 and gave the Christian name of San Miguel de Cozumel. As the Spaniards became more familiar with the coast of the Gulf of Mexico, they realized they did not have to stop-over in Cozumel, excluding it as a port of call for Spanish ships. At the same time, as an immediate effect of the conquest, Mayan trade was nullified and the cult of the goddess Ix Chel suppressed. The islanders, deprived of their principal economic activity, were forced to depend only on agriculture for their survival. By the decree of the King of Spain of July 15 of 1583, Cozumel became directly dependent upon the Yucatan church. Between 1519 and 1570, the island's population dropped from 40,000 to 30. By 1700 it was finally uninhabited.

Turtles released in August

COZUMEL, MX .- August will be when they formally start releasing sea turtles in the area. The Ecology department conducts monitoring of the turtle nests and this year have found 1,162 nests. These monitored nests are in perfect condition for hatchlings of sea turtles.
The biologist Rafael Chacón Díaz, explained that the first release of turtles is officially scheduled for August 3. The incubation cycle is ending and soon the turtles will leave their nests which were collected from the beginning of the season at the last of May, to date. Of the 1,162 nests: 233 are Loggerhead and 929 are of the White species, Both types of turtles are endangered. The municipal government therefore seeks to create programs and mechanisms for the care of these animals.
Rafael said two of the eight species in the world come every year to Cozumel beaches to spawn and although there is a law in favor of these animals in most countries of the world, their numbers are decreasing by predation, the loss of nesting beaches, and because they are caught accidentally in fishing nets.

Mexloans now have a "turn-key" construction loan program available through one of their lenders. Previously, we could only offer home construction loans in communities where the developer was approved to do the construction. Unfortunately, this usually eliminated stand-alone single family residences from qualifying for a construction loan. Now, however, our lender is affiliated with the premier construction firm "G+3 Arquitectura Inteligente". They will now offer their construction loan product on virtually any property throughout the resort areas of Mexico. These loans can be made to those who are purchasing a lot as well as those who already own their lot. The only property qualification is that it cannot be in a rural area, and it must have full city utilities available to it. In communities where the developer would prefer to do the construction, that is still perfectly acceptable we will help the developer to complete the very simple approval process (if they are not already approved).

2.- Don’t buy from your favorite Dive master, Bar Tender, etc. You don’t know how many times I’ve heard “We lost our down payment, because we trusted this nice person that said he had a "GREAT DEAL", for us to purchase a property. Remember a DEAL…… “TOO GOOD TO BE TRUE” is probably because it is not true. A professional real estate company does market level appraisals and can give you comparables. Sometimes this is difficult in Cozumel because so many properties are unique and there are not a lot of cookie cutter properties, but as a professional, they can provide you with something. AMPI professionals have a map of locations and values that are used in appraisals. Ask to see this. 3. It is important to note that just because a company has purchased a franchise NAME doesn't means they are experienced or that the franchise headquarters will protect you. Talk to any of the national franchise officers and they will tell you they are independently owned and operated and “they will accept no liability for any malpractice”. Purchasing in Mexico is easy if you choose the right real estate professional and you do your due diligence. Finally, dare to realize your dream! Many have come before you and are happily living their dream of owning a home on Cozumel. You can too, just keep your head in the clouds, but your feet on the ground - and always "ASK FOR AMPI" when choosing a representative to execute your sale. |

By popular request I revisited the Social security Clinic/Hospital on 30th and met with a Mr. Marte Alejandro Cruz Ventura. IMSS Medical Insurance is available to foreigners holding an FM3 or FM2 Visa. THE INSURANCE IS OFFERED FOR FAMILIES ONLY. (Husband and wife, or parent and child). The documentation they require must validate the relationship of the two applicants. The cost is quite low, although it has risen since last year. You will need:
- ORIGINAL Birth certificates
- ORIGINAL Marriage license
- CURP Card
- Proof of residency (Utility bill etc.)
- Copies of you Visas
- Copies of your passports
- Two infantile size pictures in color
- They require the birth certificates and marriage license be translated by an approved translator.
NEW: They require you present all the above documents before giving you the medical questionnaire. Depending on the medical questionnaire results, they might require a physical exam prior to approval. Coverage of pre-existing conditions is complicated, but if you are approved, you are covered:
The first six months there is no coverage. The second six months only minor things such as colds are covered. The second year everything is covered except broken bones and orthopedics.
The third year covers everything including medication as long as you get them from IMSS. You will not be reimbursed for drugs purchased at other pharmacies. The drug benefit is the only negative I have heard, as they are many times short of medications.
The Annual rates Per Person for 2010 are as follows:
* Ages 0-19 $1,265.10 Pesos
* Ages 20 39 $1,478.60 Pesos
* Ages 40 59 $2,210.10 Pesos
* Age 60 and up $3,325.70 Pesos
I have copies of the medical questionnaire in ENGLISH. I have also signed up to be a volunteer translator at IMSS.
