"FRACTIONAL OWNERSHIP"

In this time of financial difficulties, why not think about FRACTIONAL OWNERSHIP in a property in Mexico. Since most people buy properties in Cozumel as a vacation retreat, why not buy a quarter interest in a property and share the rental revenues and expenses of ownership. If you don't know 3 others that want to invest, then send in your name, estimated times you would want to use the unit, and type of property you would be interested in, and we will keep a database and try to match similar interests. For example, a fully furnished 3 bedroom oceanfront condo selling for $360,000 would be an investment of $90,000. If you would want to sell your interest, it's easy. We find another fractional interest owner, have a notario prepare a Cesion of Derecho (a change of rights to the title) for the cost of around $2000. We have a fully furnished 3 bedroom home in town with a pool and only 2 blocks to the ocean for $195,000. For less than $50,000 you could have your interest in a nice vacation rental home in a very desirable neighborhood. So, if you are interested in trying a different approach to owning your share of paradise, contact me.

INDEPENDENCE OF MEXICO

The historical period known as Independence began, September 16, 1810, when Miguel Hidalgo led from the "Grito de Dolores" ,with the commencement of Army Trigarante to Mexico City. The idea behind this revolutionary movement was to get rid of the Spanish government and stop viceroyalty. This phase ends what we call the colonial period of Mexico.

Of course, before 1810, there was significant background and the new desire for freedom that operated mainly in the Criollos (Spanish and Mexican). It is said that before the outbreak of fighting, the ideologue of the movement was the priest Melchor de Talamantes, which circulated subversive writings claiming that the Mexican territory had "all the resources and powers for the support, maintenance and happiness of its inhabitants ", and they could become independent. Independence was desirable because the Spanish government did not work for the general good of New Spain.

Division of the independence movement in four stages:

The first running from the Grito de Dolores to the battle of Calderón Bridge in 1811, where the crowd led by Hidalgo, with its famous banner the Virgen de Guadalupe, fought with more passion than strategy. At this time, when the priest of Dolores came to the Battle of the Bridge of Calderon, his forces were estimated at one hundred thousand men, all natives, Indians, mestizos or belonging to the so-called castas. The royalists, defended the cause with warmth and it is estimated that the army was less than 50,000 men.

The second would be the stage where José María Morelos y Pavón enters the scene, from early 1811 until the capture of Fort San Diego in Acapulco in August 1813. During this time the Insurgents scored several military victories.

The third stage is characterized by a certain disorder. With the death of Morelos, this is the emptiest in Insurgent and the Realist movement commanded by Calleja, where they managed to rebuild and regain the offensive. During this period yields the last major Insurgent stronghold and, technically, the Realists won the war. Only a few items, such as that commanded by Vicente Guerrero, continued to fight relentlessly. This period wouldn't end until February 1821 when the Plan de Iguala got signed.

The fourth runs from 24 Februrary 1821 to September 27 of that year when the Army Trigarante, led by Agustín de Iturbide, triumphantly entered Mexico City, composed of the whole royalist Mexican army

The Big celebrations in Cozumel start 9/15, 9/16, and 9/17

Remains of Independence Heroes Underwent Restoration

Remains of 14 Insurgent heroes that rest in the Independence Column in Mexico City have undergone for the first time in history, a meticulous process of restoration and preservation conducted by specialists from the National Institute of Anthropology and History (INAH).

Alfonso de Maria y Campos, INAH general director, informed that although the remains of the national heroes received homage in 1823, 1895 and 1925, this is the first time studies and conservation processes have been conducted. The relics “symbolize the death of thousands of Mexicans” and will be preserved many years for future generations.

During the press conference presided by the ministry of Public Education, Alonso Lujambio, detailed the homage and route that the solemn cortege covered on August 15th 2010. The INAH officer mentioned that deterioration of the remains was advancing so intervention was urgent. Analyses conducted at the Institute determined that the conservation state of the remains and urns was good.
The remains of 14 heroes were identified as: Ignacio Allende, Juan Aldama, Mariano Jimenez and Miguel Hidalgo y Costilla. This group of strugglers killed in the first stage of the battle had their skulls exhibited from 1810 to 1821 at the 4 corners of Alhondiga de Granaditas, in Guanajuato City.

Mariano Matamoros, Jose Maria Morelos y Pavon, Victor Rosales, Pedro Moreno and Xavier Mina died during the war. The last group is integrated by Vicente Guerrero, Leona Vicario, Guadalupe Victoria, Andres Quintana Roo and Nicolas Bravo, all of them died after the Independence ended.

On May 30th 2010, the urns that contained the heroes relics were moved from the Independence Column to INAH Conservation Laboratories located at the National Museum of History “Castillo de Chapultepec”, after a solemn ceremony headed by President Calderon.

Before being deposited at the Independence Column, the remains of the heroes were dispersed and climate affected them. Both recipients and remains presented deterioration so an integral process of restoration could not be postponed.

Each urn underwent X-rays to verify its contents, define the position of bones and the quantity of remains and associated objects. Then, urns were opened and the remains analyzed by experts in physical anthropology to determine their physical state.

Conservation processes were applied to the rests with the aim of stopping pulverization of the internal structure of bones, parting from a process of re-mineralization among other procedures.

Urns will be moved from Castillo de Chapultepec to Palacio Nacional, in Zocalo Sunday August 15th under rigorous military protocol and under supervision of INAH specialists. After receiving homage from Mexican people, they will return to the Independence Column.

From the 'Lectric Law Library's Stacks
Real Estate Transactions In Mexico"

Before investing in real estate in Mexico, you should first understand the legal requirements necessary to secure your rights in the property and know how to properly carry out the transaction. Although the basic elements of the transaction are the same as in the U.S., there are some important differences that you should be aware of.

APPLICABLE LAWS

The legal foundation for real estate law in Mexico starts with the Federal Constitution. Each state in Mexico has its own Civil Code which, especially in the case of the provisions concerning real estate, is usually exactly the same as the Civil Code for the Federal District. Nevertheless, it is advisable to check the Civil Code of the state in which you intend to purchase to make sure that there have not been any changes.
